Present zoning of downtown Richfield properties does not meet current zoning lows and restricts property owners when considering new development.
It is time to consider new development options so the village is ready for new businesses and support current business when the road is reconstructed in coming years.
-Downtown Richfield will become a destination location for businesses and hopefully attract new ideas for business owners.
-The new B-5 district will include the vacant church on east side of Hwy 175. Two larger parcels on the west side of Hwy 175, north of Pioneer Bowl, will also be included.
-The village will consider purchasing some properties for municipal parking since parking is an issue in that area.
-Setbacks on the west side of Hwy 175 will be different than setbacks on the east side of the street for emergency access, garbage pick up and other concerns.
-The second floor of a commercial building could accommodate residential use with a condition use permit.
-Building set backs would be limited to 15 feet of the street and parking could be allowed in that set back.
Having heard these new options it is the time for businesses to think about "Downtown Richfield" when building their new future.
