Making Downtown Richfield a Destination

Before talking about changes to downtown Richfield, the Richfield Plan Commission, on September 3rd,  held a Public Hearing regarding amendments to the village code floodplain district. No one in attendance spoke, so the amendments will be forwarded to the village board. These changes, which meet federal standards, will allow anyone who owns property in a flood plain district to continue to receive flood insurance. More details can be found in this prior RT post.

The greater portion of the meeting revolved around changes to improve downtown Richfield by creating a B-5 Downtown Zoning District.

There are numerous properties along Hwy 175 in the old Richfield business area that no longer meet current code and, more than likely, could not meet code for redevelopment. The plan commission would like to see a revitalization of that area into a business area that could attract businesses and people as a destination. Most of the discussion focused on how large or small the district should be and what type of businesses the district would attract. Ultimately they agreed to hold a Public Hearing on the B-5 Downtown Zoning District in the near future.

Next the plan commission quickly approved the new "Boondock's" restaurant in the former Donna's Tap on Plat Road. Their plan of operation and floor plan is also available in the meeting packet. No date has been set for opening as various permits need to be obtained.

Lastly the commission heard a request from John Bogues to rezone a portion of his Loggers Park property on the corner of Hwy 175 and 167 from Park and Recreation to another zoning which could include retail business. The area for discussion is approximately 5 acres and includes the old fitness center and mini golf. As part of Park and Rec. zoning there is limited opportunity for future use of that building. The commission was supportive of the idea and will consider this request when a future plan is submitted.

John also noted the baseball portion of his property is the entrance to Richfield and in the future could be developed as a commercial property. This property could help expand the appeal for the future businesses in the B-5 Downtown District.

As any reader can imagine Richfield could be a wonderful business destination all along Hwy 175 from the two shopping centers at Hubertus Road all the way to the Richfield Fire Station. Amelishan Bridal currently is a destination for bridal and prom attire.
