6e. Discussion/Action regarding Plan of Operation review for Wrench Workz, LLC., located at 1285 Morgan Dr. (Tax Key: V10_0882001)
On August 13th, Village staff received a Business Plan of Operation Application from Andrea Styer, the new owner of property at 1285 Morgan Dr., Tax Key: V10 0882001. Wrench Workz, LLC. (http://www.wrenchworkzauto.com/)has submitted the application as a proposal to occupy the property and continue use as an automotive repair shop. The site was previously operated under the name of Hillside Auto Service and was sold to Ms. Styer approximately a month ago. This type of "use" on the subject property has been deemed legal non-conforming because it is expressly listed as a permitted use in the B-4, Highway Business District and is not listed in the Zoning Code under the B-1, Neighborhood Business District. The current proposal before you tonight is to continue the previous legal non-conforming use, as an automotive repair shop. It is important to note that this use cannot expand. The prospective business owner requested the ability to sell automobiles on the subject property and that use was denied as a proposal to Staff because the use is restricted to those properties located in the B-4 District, only.
Wrench Workz, LLC. would be operated during the hours of 7AM-5PM, Monday through Friday, with no hours of operation Saturday and Sundays. These are the identical hours of operation for Hillside Auto Service. There would be two (2) full-time employees working and no part-time laborers. Parking would be divided up with 25 parking spaces and eight (8) loading spaces. Overnight parking would take place on the south side of the building.
